Open a week before the lease said it had to be.
What made it different
A flat has one deadline: when you move back in. A café has three - the lease, the inspection and the day the coffee machine arrives. Miss one and the others move too.
Ieva signed a lease starting in three months and had a fit-out that had to pass a health inspection. We planned backwards from the inspection date, not forwards from the drawings.

The counter came first
Plumbing and extraction were designed around the machine she had already chosen, not around a generic counter that would need moving later.

Surfaces the inspector would approve
We took the finishes to the inspection in advance rather than hoping. That conversation saved a fortnight.

Seating that survives a Saturday
Solid oak tops on steel frames, and chairs we could get four more of in a year if they get destroyed.
