You get a set of drawings a professional can build from without ringing us every morning - and if they do ring, we answer.

What you receive
A folder and a conversation. The folder is precise; the conversation is where the decisions actually get made.

Layout, agreed
Two or three ways to arrange the space, drawn to scale, discussed honestly. We tell you which one we would live in and why.

The full drawing set
Plans, elevations, electrics, lighting, plumbing, tiling layouts, joinery details. Enough that a crew can price it properly.

Materials and a shopping list
Every finish specified with a supplier, a price and a lead time. You buy it yourself and keep the discount.
Questions
A good one will, because the set answers the questions they would otherwise guess at. We are also happy to be on the first site meeting - it is usually an hour well spent.
Yes. The layout stage alone is about a third of the fee, and if you carry on, it counts towards the full project.
